Safety
regulations
Fire/furnishing regulations
The Landlord must ensure his contents (including beds and furnishings)
comply with the fire/furnishing regulations amended 1993.
Gas
regulations 1994
The letting of a property is now closely regulated with regard to gas
safety and makes particular demand regarding the safety servicing and
inspection of the gas, pipework and appliances within the property.
From
October 1st 1994 it became law for gas equipment in rented property to
be checked annually by a Corgi registered installer and for the Landlord
to keep accurate records of work carried out on all appliances in their
control. It is the duty of the person who owns the gas appliance or any
pipework installed in the premises let by him/her to ensure that such
an appliance or installed pipework is maintained and checked annually
for safety.
Electricity
obligations
The Electricity at Work Act 1990; Low Voltage electrical equipment (safety)
regulations 1989 require all protable electrical equipment supplied by
the Landlord to be correctly maintained and safe for use.
